Spotting the Warning Signs That Point to Shingle Replacement

Curling edges, bald spots, and granules piling up in your gutters are the clearest signs your shingles are done protecting your home. Catching these signs early keeps a small problem from turning into water damage inside your attic or walls.

  • ✓Shingles curling up at the edges or cupping in the middle
  • ✓Bald spots where the granules have worn off completely
  • ✓A layer of gritty granules collecting in your gutters
  • ✓Cracked or split shingles, especially on the sun-facing side
  • ✓Dark streaks or patches that won't wash off

Nine times out of ten, the gutters and the roof are dealing with the same problem, just from different angles. During a standard gutter cleaning, we always take before and after photos, so if something on the roofline looks like trouble, we'll flag it and walk you through what we saw.

Repair or Full Replacement: Making the Right Call

Not every damaged shingle means a whole new roof. One section that took a hit from a fallen branch, or a few shingles that lifted after a wind storm, a patch job can hold you over.

But if shingles are curling across multiple sections, granules are piling up in your gutters, or the roof is past 15 to 20 years old, patching just delays the real problem. We'll tell you straight what we see up there, no inflating the problem to push a bigger job.

  • ✓Isolated damage from a single storm or fallen limb usually points to repair
  • ✓Granule loss across the whole roof, not just one spot, points to replacement
  • ✓Shingles that feel soft or spongy underfoot signal water's already in the decking
  • ✓A roof nearing or past its expected lifespan makes repair a short-term fix at best

For an estimate we do need you there. We want to walk the findings with you and talk through what fits your situation, not a one-size-fits-all fix.

When Your Roof Doesn't Need Full Replacement

Not every roof problem means a full shingle replacement, even though it's not always in our favor to say so. A roof under ten years old missing a handful of shingles after a storm is usually a repair job. Same with a small soft spot near a vent pipe or one bad valley.

✓Damage limited to one slope or section after a storm
✓Roof less than 10 to 12 years old with isolated wear
✓Flashing failure around a chimney or vent, shingles around it still solid
✓A handful of missing or lifted shingles, no widespread curling

Widespread curling, cracking, or shingles that feel brittle across the entire roof, that's a different conversation. Anybody who tells you otherwise without climbing up there first isn't being straight with you.

What Happens During a Shingle Replacement Project

Cracked or missing shingles rarely stay a small problem. Water gets under them, runs behind your gutters, and starts working on the fascia board before you ever see a stain on the ceiling.

  • ✓We inspect the roof section and the gutter line below it, since damage often lines up with a sagging or overflowing gutter
  • ✓We pull the damaged shingles and check the underlayment for soft spots or rot
  • ✓We check the fascia and soffit behind the gutter, where water damage usually shows up first
  • ✓We replace the shingles with matching material and reseal the flashing points

Catch a soft fascia board during the shingle work, it's a simple fix. Miss it, and it's a much bigger repair down the road. Most jobs take a few hours depending on how many sections need work.

How Shingle Replacement Pricing Works

Square footage is the biggest driver of any estimate, but it's not the only thing that moves the needle. Roof pitch, how many layers are being torn off, access around the home, the condition of the decking underneath, and material choice all factor in. We need you there for an estimate visit, every roof has its own story, and we want to walk through the real solution with you face to face.

Your Shingle Repair Questions, Answered

How do I know if my roof needs shingle replacement or just a repair?+

Look at how spread out the damage is. If curling, cracking, or granule loss covers your whole roof, that points to replacement. If it's limited to one section after a storm or a fallen limb, a repair usually holds you over. We climb up and check before recommending either. See our full guide on roof repair vs. shingle replacement.

What are the warning signs my shingles are failing?+

Curling edges, bald spots, and granules piling up in your gutters are the clearest signs. Cracked or split shingles on the sun-facing side and dark streaks that won't wash off are also red flags.

Do I need to be home during a shingle replacement inspection?+

No, you don't need to be home for a standard inspection. We always take before and after photos. For a replacement estimate, we do ask you to be there so we can walk the findings with you.

How does tree cover affect my roof's lifespan?+

Falling limbs and constant shade from mature trees keep moisture sitting on shingles longer than it should, speeding up wear, especially on older homes. One shaded slope can wear out faster than the rest of the roof.

Can one damaged section of my roof be fixed without replacing the whole thing?+

Yes, if the damage is limited to one slope or section, a repair is usually enough. Roofs under 10 to 12 years old with isolated wear almost always fall into this category.

What happens during a shingle replacement visit?+

We inspect the damaged section and the gutter line below it, pull the damaged shingles, check the underlayment for soft spots or rot, and look at the fascia and soffit. We'll walk you through what we find before any work moves forward.
